Under Development

At DHIC, affordable housing development is a long-term, community-centered effort. From identifying sites and securing complex financing, to engaging neighbors through meetings and updates, we approach every project with a commitment to quality.

Low-Income Housing Tax Credits (LIHTC) is the most widely used tool for creating affordable rental housing, supporting the acquisition, construction, and rehabilitation of homes for low-to-moderate income families and seniors. Because these projects rely on multiple funding sources and public review processes, development can take several years from concept to completion.

Today, our affordable housing development pipeline includes 270 new construction homes, and 474 homes in rehabilitation.

Rehabilitation & Preservation Portfolio

“While building new affordable housing is important, we can't let the existing affordable housing slip away. Otherwise, no matter how much new housing we add, we’ll continue losing affordable units to market-rate conversions.”
Joseph Omozokpea, DHIC Project Manager

Preserving affordable housing is just as critical as building new homes. As many multifamily properties across North Carolina reach the end of their original affordability periods, they face growing risks of aging infrastructure.

To address this, DHIC reinvests in existing communities to ensure they remain safe, accessible, and affordable. Many rehabilitation projects focus on energy efficiency and accessibility, helping residents reduce costs and better navigate their homes and communities.
