We are pleased to announce that on Friday, April 26, 2024, starting at 8:00 A.M. EST, Community Management Corporation (CMC) will start accepting applications for Ashton Place  Apartments, DHIC’s new senior community (ages 55+) in Durham. Please read the below information carefully. DHIC does not manage the application process and therefore is not able to answer questions. Please be sure to only contact the management company regarding application questions.

Applications must be completed by clicking on this link :https://waitlistcheck.com/NC3296-4373 ON OR AFTER Friday, April 26th starting at 8:00 A.M. EST and will be accepted and reviewed on a first-come, first-serve basis.  Once CMC has received the first 150 applications, they will place additional applicants on a waitlist.

Should CMC find that you qualify per your application, property management staff will contact you (via the email provided on your application) and ask that you submit a $20 application fee (per adult) online through a link which will be provided to you at that time.

Please note: You will not be contacted immediately. Please expect it to take a couple weeks to hear from CMC if your application appears to qualify based on the information you provided on the application. In an effort to expedite the application process, CMC will not be contacting those whose applications do not qualify, but you will receive a notice describing the reason(s) eligibility was not met.

IMPORTANT: Providing accurate contact information on the application is crucial.

Once contacted by CMC, you will need to respond within 5 business days (Monday-Friday). Should we not hear from you within the 5 business days, we will move on to the next applicant on the list and you will lose your place in line.

Rents not including utilities (rents are not based on income):

Rents for efficiency units range from   $450-$860

Rents for 1-bedroom units range from $475 -$945

Rents for 2-bedroom units range from $ 565 – $1105

Security Deposits:
1 month’s rent.

Screening Criteria Requirements:
All applicants over 18 years of age will have criminal, credit and rental screenings completed as part of the approval process as described in our Tenant Selection Plan. Incomes for each household shall not exceed 60% area median income for Durham County, NC. All incomes and assets will be verified to ensure income requirements are met. Please review our Tenant Selection Plan for Ashton Place Apartments for more in-depth screening requirements and other property information.

Student Status Requirements:
Households where all members are full-time students must meet certain conditions for eligibility in accordance with the Section 42 Tax Credit Program to qualify for Ashton Place Apartments. In general, households made up of full-time students of any age do not qualify. The five exceptions to this general rule follow:

All members are married and entitled to file a joint tax return.

The household is comprised of a single parent(s) with minor children where neither the parent nor at least one child is claimed dependents on someone else’s tax return other than the absent parent of the children.

The household receives Temporary Assistance to Needy Families (TANF).

The student is enrolled in a job training program similar to the Job Training Partnership Act, the Workforce Investment Act, or under other similar Federal, State, or local programs.

The student was previously in Foster Care.

Minimum Income Requirements:

To be eligible for occupancy, the following minimum income requirements apply:

Section 8 voucher holders must have a minimum monthly income equal to the tenant’s out-of-pocket rental payment plus tenant paid utility allowances.

Non-subsidized renters must have a minimum income of 2 times the monthly gross rent. Gross rent is defined as tenant portion of rent+ utility allowance.

Utilities Required to be paid by Households:
Electricity is required to be paid by each individual household.  Electricity usage will be billed by Duke Energy directly and service must be placed in the name of person on lease.

Ashton Place Apartments will offer 51 affordable apartment homes: 12 efficiency units, 28 one-bedroom/one-bath units & 11 two-bedroom/one bath units for senior households with incomes at or below 60% of area median income.  Accessible units are available.  Ashton will feature common area laundry facility, computer center for residents, community gathering room with kitchen, tenant storage areas, fitness room with equipment, indoor and outdoor sitting area, complimentary WIFI and on-site management.  Ashton Place is 100% Smoke Free – no smoking will be allowed anywhere on the grounds.
