Booker Park South at Washington Terrace is accepting applications! Please read the information below carefully on how to submit an application for Booker Park South.
If you wish to view the Tenant Selection Plan (TSP), which provides application requirements that need to be met, it can be downloaded via the link below.
Completed applications must be submitted by emailing them to firstname.lastname@example.org or my visiting the Booker Park South leasing office at 421 Sunglow Lane, Raleigh.
Should we find that you qualify per your application, property management staff will contact you (via the email provided on your application) and ask that you to submit a $20 application fee (per adult) online through a PayPal link which will be provided.
Please note: You will not be contacted immediately. Please expect it to take a couple weeks to hear from CMC if your application appears to qualify based on the information you provided on the application. In an effort to expedite the application process, CMC will not be contacting those whose applications do not qualify, but you will receive a notice describing the reason(s) eligibility was not met.
IMPORTANT: Providing accurate contact information on the application is crucial.
Once contacted by CMC, you will need to respond within 5 business days (Monday-Friday). Should we not hear from you within the 5 business days, we will move on to the next applicant on the list and you will lose your place in line.

Rents not including utilities (rents are not based on income):
- Rents for 1 bedroom units range from $450 – $800
- Rents for 2 bedroom units range from $530 – $950
1 month’s rent.
Screening Criteria Requirements:
All applicants over 18 years of age will have criminal, credit and rental screenings completed as part of the approval process as described in our Tenant Selection Plan. Incomes for each household shall not exceed 60% area median income for Wake County, NC. All incomes and assets will be verified to ensure income requirements are met. Student Status Requirements:
Households where all members are full-time students must meet certain conditions for eligibility in accordance with the Section 42 Tax Credit Program to qualify for Booker Park South Apartments. In general, households made up of full-time students of any age do not qualify. The five exceptions to this general rule follow:
All members are married and entitled to file a joint tax return.
The household is comprised of a single parent(s) with minor children where neither the parent nor at least one child is claimed dependents on someone else’s tax return other than the absent parent of the children.
The household receives Temporary Assistance to Needy Families (TANF).
The student is enrolled in a job training program similar to the Job Training Partnership Act, the Workforce Investment Act, or under other similar Federal, State, or local programs.
The student was previously in Foster Care.
Minimum Income Requirements:
Households must meet the income requirements of at least two (2) times the current rent rates plus estimated utilities. Applicants holding Housing Choice Vouchers must meet the income requirements of two-and-a-half (2 ½) times their tenant portion plus estimated utilities, or $300 whichever is greater.
Utilities Required to be paid by Households:
Electricity is required to be paid by each individual household. Electricity usage will be billed by Duke Energy directly and service must be placed in the name of person on lease.
About Booker Park South Apartments:
Booker Park South is a DHIC affordable housing community. Funding partners include The NC Housing Finance Agency, City of Raleigh, Enterprise Housing Credit Investments, Centrant Community Capital, and South State Bank.
Booker Park South Apartments will offer 68 affordable apartment homes: 54 one-bedroom/one-bath units & 14 two-bedroom/one bath units for senior households with incomes at or below 60% of area median income. Accessible units are available. Booker Park South Apartments will include on-site management, elevators, community multi-purpose room with kitchen, fitness room, business center, tenant storage, indoor/outdoor seating areas, and laundry facilities. On-site parking will be available for residents and all units will have washer/dryer hookups. Residents at Booker Park South will also have access to supportive service coordination through Resources for Seniors. Booker Park South is 100% Smoke Free – no smoking will be allowed anywhere on the grounds.
